The $25K Reason Buyers Should consider New Construction -

As housing demand continues across mountain communities like Missoula, Montana and Flagstaff, Arizona, a new report from Realtor.com suggests that newly built homes may provide significantly more long-term value than many buyers expect.

According to the report, homeowners who purchase new-construction homes can save an average of more than $25,000 over a 10-year period compared to owners of older resale homes. Those savings are driven largely by lower utility costs, improved energy efficiency, and fewer major maintenance and repair expenses for items such as HVAC systems, roofing, plumbing, and appliances.

The findings are especially relevant in markets like Missoula and Northern Arizona, where seasonal temperature swings and rising utility costs can have a major impact on the overall cost of homeownership. Modern building standards, upgraded insulation, energy-efficient windows, and newer heating and cooling systems can help homeowners reduce monthly operating expenses while also minimizing unexpected repairs during the first several years of ownership.


In fast-growing mountain markets such as Missoula and Flagstaff, many buyers are also weighing the benefits of low-maintenance living and predictable ownership costs as inventory remains competitive. While newly built homes often carry a higher upfront purchase price, Realtor.com’s research suggests that long-term operational savings can help offset that premium over time.


The report also noted that builder incentives — including mortgage rate buydowns and closing cost assistance — continue to improve affordability for buyers considering new construction. For buyers relocating to lifestyle-driven markets like Western Montana and Northern Arizona, the combination of energy efficiency, lower maintenance costs, and newer home features is becoming an increasingly important part of the affordability conversation.
