Miramonte Companies Chosen for Development

The City of Missoula has announced that Miramonte Companies, led by Chris Kemmerly, will transform the long-vacant Southgate Triangle. This project aims to create a vibrant mixed-use community. It will combine commercial spaces, public areas, and various housing types. This aligns perfectly with the city’s Midtown Master Plan.

Miramonte was selected from 30 proposals. Their proven track record in Missoula and ability to deliver a development that meets the city’s goals were key factors. Mayor Andrea Davis stated, “They have a track record in Missoula and some excellent home types that meet the missing middle.” She added, “This property is a high opportunity to repurpose underutilized land for more homes, commercial opportunities, and stronger community connections.”

A Promising Future for the Southgate Triangle

The 13-acre property was purchased last November for $5.8 million. It has sat vacant for more than 40 years. Initial planning has already begun, with construction potentially starting as early as next summer. The first phase will include approximately 28 single-family homes and townhomes. There will also be options for accessory dwelling units. Future phases will feature multi-story housing, ground-floor retail, and a 1.5-acre park.

City officials highlighted that Miramonte’s focus on infill, mixed-use, and walkable communities aligns perfectly with the city’s vision. The Southgate Triangle is bounded by the Bitterroot Branch Trail and a dense employment center. This presents an ideal opportunity to create a connected, thriving Midtown neighborhood.

Commitment to the Missing Middle

Kemmerly emphasized Miramonte’s commitment to the “missing middle.” They aim to create homes that are attainable for essential workers, such as nurses. This approach maximizes the potential of already-developed infrastructure.

This redevelopment represents a significant step forward for Missoula. It will turn decades of underutilized land into a dynamic, livable community. The project aims to balance housing, commerce, and public spaces.

Community Impact and Vision

The transformation of the Southgate Triangle is not just about building homes. It’s about fostering a sense of community. The mixed-use design will encourage interaction among residents and businesses. This is essential for creating a vibrant neighborhood.

The inclusion of public spaces is another crucial aspect. Parks and communal areas will provide residents with places to gather and enjoy outdoor activities. This will enhance the quality of life for everyone in the area.

Economic Growth and Opportunities

The development will also stimulate economic growth in Missoula. By creating commercial spaces, it opens the door for new businesses. This will generate jobs and provide services to the community.

Moreover, the project aligns with the city’s goals for sustainable growth. It promotes the use of existing infrastructure, reducing the need for new developments in undeveloped areas. This is a win-win for both the environment and the local economy.

Conclusion: A New Era for Missoula

In conclusion, the redevelopment of the Southgate Triangle is an exciting opportunity for Missoula. It promises to bring new life to a long-neglected area. With Miramonte Companies at the helm, the project is set to create a vibrant, mixed-use community that meets the needs of its residents.

As the city moves forward with this initiative, it will be interesting to see how it unfolds. The Southgate Triangle could become a model for future developments in Missoula and beyond.
